How Bathrooms Affect Property Prices

Bathrooms have evolved over the years, as have the expectations of buyers. In fact, some say renovating your bathroom could add between four and five percent to the value of a property, though this could be more, depending on the design and execution of the renovation.

Does Not Having a Bath Affect The Price of a Property?

Unfortunately, there is no clear answer to this question, but we can say with some certainty that the number of people willing to forgo a bath in their bathroom will be smaller. Consequently, selling a house without a bath can take longer.

Ben Hunter, Director, Winkworth Estate Agents said “Many buyers will dismiss it because it doesn’t have a bath. You might still get the same price for it, but it could take longer to sell.” On the other hand, Operations Director at Preston Baker Estate agents, Sarah-Jane Taylor, believes that the longer the house is on the market, the less likely you are to get for it. She states “Not having a bath in your home can affect the marketing of your property and consequently the house price.”

What Bathroom Renovations Should I Make?

The type of work you carry out on your bathroom will all depend on the condition of the current room.

Sometimes, simply updating the taps and light switch or replacing an old bathroom cabinet can make a great difference. On the other hand, sometimes a larger renovation is in order.
